Looking For Multi-Family Deals

Looking for Small multi-families with 5-20 units in a growing Market and a 8-10% Cap rate. Preference is the State of Texas and Philadelphia Metro Area. Price range is $400,000-600,000. I have 1031 funds which need a subject property to be identified by the end of September 2017.
