Rental or Flip in Gainesville

I recently bought a rental house in Pensacola from a man that would also like to sell a rental home he owns in Gainesville. The tenants are currently behind on rent and have defaulted on an option to purchase that they had. If you are a Gainesville investor send me a PM and I will give you the owners contact info. The home is in good shape as best the owner knows but he would rather not have to evict the tenants and sell it on the MLS. He is looking for cash and a quick sale.
