Interested in buying wholesale property in Greeley CO

I've recently been assigned a work assignment (via my W2 job) over in Greeley that should stretch into 2019.  I'm not required to be there every day right now but as the project continues my time there will be more mandatory.  Instead of driving the 1 hour 15 min each way I'm looking for a wholesale property to purchase as owner occupied and move into, rehab, house hack with other roommates and after 2-3 years - move out and rent out my room as well bringing the property up to 100% rental occupied. 

I'm mostly interested in the old downtown area between UNC campus and downtown shopping area/Lincoln Park.   Would be interested in talking with any wholesalers for the Greeley area.
