looking for short term (18 mo) Loan (ARV, rehab, bridge)

Looking for short term financing (18mos) on an 8 unit (3 bldgs) 1-4plex, 2 duplexes totaling 14br/10ba in all.  Loan will be for offer price of $275,000 plus $25,000 in rehab costs. 18 months all rehab work to be done and under market rents will be brought up to market value. At the end of 18 months, refi will be done to a 25/30 year fixed rate. Once rental rates are adjusted, estimated cash flow will be $2000+ per month.
