Thanks Teri! Yes, I've been on SSA/Disability since 2010 and my health conditions have taken a toll on my finances. In my working years I made an above average income for the best part of my life. I didn't handle being forced to go on disability and a fixed income very well... and finally to the point of bkrptcy. I've worked since I was 12 years old and never had to file bkrptcy in my life until recently. I'm past it and I want to move forward! Anyway, frankly I don't trust "disability/SSA" to be around throughout my lifetime, so I'm searching for other ways to improve my net worth and replace SSA/Disability all together. Hence, the move into REI. I know I'm not in the best position to start this, but I'm willing to do what ever it takes to be successful! So techniques, processes, anything just to get started would be greatly appreciated! Thank you all in advance for your positive feedback! Thank you Teri!

I'm in the process of reading it now. I went through the bkrpt process, cleared my debt, and beginning to re-establish credit now. My intentions are NOT to create more debt, but to purchase small properties with a positive cash flow from day 1. I'm 62 y/o and on disability, to me real estate investing would be the way for me to secure a reasonable lifestyle for my wife and I without taking years to accomplish. I'm not looking to get rich or "rich quick"... Just a reasonable lifestyle for our future...

Can a newbie with a recent bankruptcy and no money get started in REI? How does he/she get started? How do you find financing for your first deal? Lost a deal that could have been $2000+ a month in income, but couldn't get approved for financing... attempted "asset based" financing but they still want to see your credit score as an individual? HELP!!!
