Thanks Dave!  I've already started to get involved in some of posts and look forward to doing more...

Thanks Neil for the input! Great idea with the "non-profit historical" pitch!  Yeah, I plan on going to the county office to get their take on the idea...  Not sure about what type of properties are adjacent to it, but can research that as well...  Thanks again!

Neil, thank you for the response btw!

It's a small lot (a little less than a half acre) and my idea was to just put up a steel building/garage and use to store classic and/or restored vehicles in.  Not a business, just a personal hobby.  But would need running water and sewage disposal of some sort.  It's in the county and there's commercial property all around... and some private residences.

What are the pros & cons to purchasing a residential lot (vacant land) and converting to commercial zoning (commercial properties all around)?  What's involved?  What's the cost involved?

Also, they say no sewer is available for this property.  I'm guessing they mean no public sewer service, but I should be able to install septic service, correct???  What would be the expected costs involved to put septic system in?  Thanks in advance!

Hello All! I'm a retired telecommunications manager from Baltimore MD., now living in Bristol, TN. I'm looking to learn the proper way to get into real estate investing without having to pay thousands to a so-called guru. I'm looking to start slowly and frugally but yet turn those profits over into more lucrative investments. Haven't really picked out a niche yet, but learning more & more everyday I'm on here. I will probably be getting into some wholesaling to start, then move to acquiring some rental properties and maybe a fix & flip or two, in the future! Who knows!? As I learn more the progression will follow, I'm sure! I'm looking to network with local investors in my area to learn from and assist to increase my REI education. Let's get this rolling!!! I look forward to meeting the BP family! Sincerely, Rick McGeeney
