Orange County Commercial/multi unit property NEEDED

Wanted to reach out to any wholesalers and/or investors in the Orange County area who are dealing in the commercial office space, executive suits wold be ideal. We would also consider a Multi family unit ( prefer around 10-15 units) My partner and I are mainly looking in Santa Ana, Tustin, Anaheim area but would be willing to look at others. We are looking for something that is in decent shape yet still possible to upgrade to get an additional 10-15% forced appreciation.
