Looking for private funding- mutiple residental rentals- 1st loan

Hello,

I am new to bigger pockets. I am currently managing 22 rental properties and am seeking financing as first loans. All properties have been rentals for 5+ years with steady income. No problem renting when vacant turn around lately is 1-7days to get rented once up for rent. Rent range is from 750-1000.00. All properties are registered with the city as rentals(city certs)/pass inspections/ and properly maintained. 

What I am looking for in funding is the lowest rate possible, for the longest period possible with no penalty for early payment. No origination fees and low closing costs.

I preferred private funding to keep it simple no hidden fees or mark-ups. 

Please send me any thoughts or suggestions.
