I need financing for the following property :

3 family -Price 365K 

Rent roll-4400 per month -currently rented 

Taxes 10000

Water and Sewer : 2500 per year 

Insurance  : 2000

Can do upto 30% Down Payment 

Personal Credit : Between 690-700

Personal Income : Very low -so cant base loan on that -around 25K per year
