Awesome Deal with a 20% ROI on a RENTAL!!

I have a home in Northwest DC that i need funding for. The home is listed for 1.6 million but i can negotiate that with an all cash offer. The home will be used as an Airbnb. It is a 3 level 2 unit home. Each unit has its own entrance and 2 beds 2 baths, and full kitchen. Lower level has another separate entrance and its own patio.

The home can rent for 1000 a night. This home can net anywhere between 20-40K a month. This is just on a 15-20 day occupancy. Property taxes are just 9000 a year. Home is half a mile from the famous Dupont area and a block from the famous 14th st area. Walk score of 97 in this neighborhood. This home has a 20% cap rate with an all cash purchase.
