Sacramento MF Investor / Mail Campaign Leads

Hi, I've recently began to send out MF campaigns in the Sacramento & Stockton Area. I plan to send out a few thousand a month for the next few months- this includes surrounding areas like Elk Grove, Yuba CIty, etc.

My strategy is to do my own marketing in areas of interest, and if a property meets my criteria, I will purchase myself. If the property is not within my price range, or I could not negotiate a deal for any reason, I'd like to send it out to other investors in the area so it can be useful to them and cover my some of my marketing cost.

With that being said, I'd like to build a list of investors in the area who may be interested in off market deals. I don't want to deal with getting these properties under contract, but I will recommend them to investors and charge a 1% fee if they purchase the property only. This of course will be based on good faith.

Currently I have;

1.) One 3-2 duplex in Yuba City; Seller Wants $450K - Needs no repairs, and rents for $2500 total with potential for another $100 on each side

2.) One 2-2 duplex in Sacramento(Fair Oaks Area)- Seller did not accept my offer of $280-$310K(range) - assuming he is looking for more

Investors can negotiate their own deals, I will just provide the off market leads with motivated sellers who have reached out to me. If you are interested please send me a pm;
