LLC loans, 1-4 units, 30 yr fixed, 50 States
I am a national direct lender. We are investor friendly and have no internal overlays. Call me for your conventional (Fannie, Freddie, FHA, VA, USDA), portfolio, commercial and construction loan needs.
This post focuses specifically on the Residential Portfolio Loans. Yes, this is very different animal compared to the commercial portfolio loan.
So what are you loan options once you have exhausted the 10 financed properties under Fannie OR want to finance under LLC? Residential Portfolio Loan is the answer. It gives you the protection of a true 30 yr fixed rate.
There are some specifics:
- 1-4 unit residential property
- For purchase, rate and term, cash-out
- Loan terms - 30 yr fixed, 15 yr fixed, 5/1 AMR, 7/1 ARM
- DTI upto 60%
- LTV upto 90%
- Can title to LLC, Partnerships, C-corp, S-corp
- Derogatory credit allowed - bankruptcy, short sale, foreclosure, deed in lieu
- $100,000 loan min
- FICO as low as 540
Some other things I can cover under this portfolio program:
- Non-warrantable condo
- Condo-tel
- Foreign National
- 12 month and 24 month bank statement loan
- Asset depletion loan

Upen Patel I may have a referral for you. I spoke to gentleman last week from PA just got his 11th or 12th property and I turned him away as I only do the agency limit but I told him I’ll get back to him if I find or know of someone that may help.
