Forest Park (Atlanta) Triplex + Single Family Cottage SOLD!

Hello BP! I am trying to free up some capital to invest in a commercial venture. So it is time to pass along this great investment property to another investor.

I have a single property (one title) with two buildings on it. The first is a triplex, and the second is a small single family cottage. The property is adjacent to the wonderful Starr Park (swimming, walking trails, workout facilities) in Forest Park, and it is close to groceries, restaurants, and the airport. MARTA recently started bus service just a block from the house.

We have made many upgrades to the property. There is some maintenance needed, but overall these units are in solid condition.

One of the units just became vacant. These units always rent quickly though. (Our typical turn is about three weeks.)

Once fully rented, the gross rents will be at $1900/month. Utilities are either separately metered, or the tenants share the expenses. Landlord pays for lawn service.

Solid property management is already in place, and they would be glad to continue.

Unit 1: Rented - $480

Unit 2: Rented - $450

Unit 3: Recently vacant (Was rented for $500)

Unit 4: Rented - $480

*Please do not disturb the tenants. Preference given to cash offers. Offers must be submitted with proof of funds. Property tours / inspections will be available during the due diligence period.
