Off Market Rehab: 1 bed 1 bath Cap Hill Condo in Denver

I have a lead on a great little on an off market rehab here in Denver, CO. It's a 1 bed 1 bath condo located in Capitol Hill that should be a quick 2-3 week flip if you get your crew in and cranking. The deal is currently off market but I think we can take it down for about 170K. The ARV, being conservative is 220K (Comps for the same floor plan are going for 240-250 for units on higher floors). Estimated rehab is 25K. This would be great for a cash buyer, it gets a little tight with hard money but if you're getting a good rate it could happen. I would personally purchase the property if I didn't have my funds tied up in another flip. I'm an agent so I figured if nothing else I could try to get it sold to another investor! Message me if you're interested and we can talk further. I'm still looking into ways I can acquire it and am still approaching people I know.
Pro's: Awesome location right off of 6th Ave near restaurants, bars and grocery store, deeded parking space, quick rehab, pool, and gym (nothing spectacular but a gym none the less!)
Con's: On the first floor, hallways are kind of ugly
