Great Rental/small flip opportunity in Garland. This townhouse is currently tenanted at $1,150/month to very clean tenants. Tenants have been in the property for 1 year and would like to stay if possible. If you keep the tenants you would not have to lift a finger. Could raise rent to $1,200 which is the going market rent in the area. HOA dues are $74.50/month. If you wanted to flip it I believe you could shoot for a resale of $155,000 conservatively. All the sold comps are smaller than us and we are the only one with a 2 car garage. Finish out for the sold comps is nothing spectacular.
