Flip opportunity in Frisco!

Amazing Frisco flip on cul-de-sac! 2001 year build! Amazing schools. Brand new roof put on a few months ago. Has around $4,000 in foundation. Have bid. Nothing major. A/C in great shape. Has 3 car garage and fence and pool in great shape. Heater not working for the pool/hot tub. That would need to be fixed or replaced. Nice side yard for kids and dog. House already in great shape. Really nice media room. Great easy attic storage. Other than one, comps are mostly in original updates from early 2000's. Needs very minor cosmetics including paint/wall paper, some flooring, granite in the kitchen and stainless apps if you choose. Comps show black appliances. I would rearrange the masterbath because it is choppy due to owner's choice when built. The other bathrooms are fine in my opinion. With great comps with pool and us being on a quiet culdesac, I don't see any issues getting the asking price you want. Message me if you are interested!

-Foundation: 4k

-Kitchen: 5k or less (granite and change apps to stainless although a couple comps show black apps as well)

-Bathrooms: 5k (the guest bathrooms are fine. I would rearrange master bath because its choppy per the seller request when built)

-Flooring: 8k (change carpet from the stairs up. The downstairs flooring is

in good shape but there are 3 different woods between the master, guest

and office. The 8k is assumming you address it all but I think you can get

away with keeping the current tile throughout the kitchen and walkways

IMO)

-Paint/Wall Paper: 6k

-Pool heater:1.5k

-Landscape: 1.5k

-Misc: 1.5k

Total: 32.5
