I'm an active wholesaler in Portland Oregon with a new and rare opportunity.  I'm looking for an investment partner or to assign the deal to someone.  Older farm style home in good condition on a large partitionable lot in Tigard.  Checked with the city and no obstacles to partition current home and break off two lots to build.  Easy to work with City of Tigard jurisdiction.   Current home sits on the front lot so no issues pulling 2 large 8000sf lots out.

Seeking $295k ( non-negotiable) to assign agreement on or before Feb 10th close.

OR...

Seeking investor with $360k to buy and rehab home and partition lots.  Then sell the home but keep lots and pay off investor.

Then build on free and clear lots left after the sale.

I'm a builder so I can manage the project. Two 3000 sf new homes.  The cost to build each $350k.  Sell for $645k each.  Net profit potential $500K+/-

I am open to partnership ideas or a simple wholesale assignment.

Home rented through April to nice tenants planning to move at the end of the lease.
