Looking REAL agent to sales trade me deals, not add to mls distro

I am  looking for an agent who can spot a great investment opportunities, show them in, specifically in the 5-20 unit multifamily buy and hold rental properties. I don't want someone who will just put me an their MLS email list and say "let me know if you want to see something."  I am specifically looking in the Chicago area, North of 18th street, East of Garfield (i.e. West Loop) and South of Evanston.
