Looking for best cities to build Residential! (California LA/OC)

Hello Everyone! I am adding building to my list and I will be working with some excellent developers and want to know if anyone has any insights on the best cities or areas to buy/tear down and build in OC and LA. I have my eyes on a few areas but would love some community feedback! (Preferably higher end areas)

Also if you have any building opportunities let me know as well!
