Worst house on the block!--great room for value-add!

I have the leases available, upon request.

This is a 2/1 880 sqft/side duplex in the Colonial subdivision in Dallas. This is a neighborhood which is beginning to transition--you can see the craftsman architecture and the rehabs on the street and in the neighborhood, but it's not "Bishop Arts" yet. For the next few years, this is a cash flow play for sure:

Option A: Let it ride--it is in rough shape, but you have two good paying tenants at $500/mo. One is working on the plumbing as we speek--very good and communicative tenants.

Option B: Kick them out (on month-month) and fix it up to get top of the market ($1600/mo). This will take a good amount of work, as everything apart from the roof needs some addressing, but it will show nicely and rent easy in that pocket--very easy access to highways and good centralized location!

Price: $73,500 (all in price!)
Rehab: $10,000 (deferred maintenance) $48,000 (full rehab-- Option B)
Rents: $1000/mo currently, $15-1600/mo (market)
