All 4 units are currently rented. Unit 2 is the newest tenant and pays $600 per month. The other units all have long term tenants who are paying $525/month.   Other buildings on the same street are getting $600-$725 per unit for rent.  Property taxes are $1607 per year. Insurance runs $893 per year. The owner currenty self manages since he is local but if you hired a property manager it would run approx. 10% per month. 

$2175 per month income x 12 = $$26,100 gross operating income. 

$1607 taxes + 893 insurance  + $2610 property management fees = $5110 expenses

$20,990 Net operating income 11.7% CAP rate
