Looking for seller financing properties in Phoenix, AZ area

Hello all,

I just graduated college and am still navigating the job market looking for a full time W2 job, so I can't get conventional financing right now. I have some capital saved up to spend on an investment property though. Would most likely start as an owner occupied but doesn't need to be. Looking around the $400,000 and under price range for fourplexes in the Phoenix, AZ area. If that price can get me even more units, that would be even better. Thanks for any and all help!
