Looking for 30 day transaction funding, 2 buyers lined up
Here's what the deal looks like:
2 Family home in Jersey City(The Heights) New Jersey. Total Amount requesting to close, $171,539.01
End buyer's appraisal value came in at $255,000.
I am under contract with a buyer who has a commitment from his lender and deposit (3.5%) is already in my attorney trust account.
I also have a backup offer which is 10k higher and also with a commitment from the lender.
Bank of America wants me to close by Wednesday and my current transactional funder says he might not have the funds in time. I've already gotten two extensions and I would rather not request another. It is a bit short notice but this deal is solid. I can provide all documentation to review. If I don't here from my guy by Monday than I would like to have someone who is ready and willing to do the funding.

What is your agreed upon fee with your funder?
For 30 day funding, I do not lend 100%. I require some investment from the investor. Are you prepared to invest any of your own funds?

I am not required to invest any money.
However in this case I am investing some money into the property and would prefer not to put any money down.
Well if you are interested, I only charge 5% but I'd require you to have 10% in the deal.
