Looking for a JV Partner

In the Atlanta area, I have an extensive list of RTO tenant buyers (pre-qualified and have the down payment) and have found a number of properties that are ready for these tenant buyers to move in. What I need are JV partner(s) who is(are) willing to put in the down payment. We would be 50/50 partners for property or properties we work together on. I already have a Management team in place in the area. These properties already have been renovated, but I would cover any future repairs needed until we are equal in our investments. Example: If down payment was $20k, I would take care of all repairs up to $20k. After that we would split costs 50/50. As well, if our tenant leaves for some reason, I would replace your cashflow amount until a new tenant is in place or until we are equal in our investments (this is in combination with future repair costs I would cover).
