We’re buying/looking for off-market, B- to C class, 150+ units, value-add, multifamily properties of $5-$25 million in metropolitan growth areas. Must have great upside to reposition by updating landscaping, rehabbing, modernizing, metering utilities to tenants (RUBS), perhaps solar and water retention applications, amenities, renovations. Tired-, out of state owners, seller financing (OWC), master-lease, deferred maintenance.

Positions are available in our current deals in Phoenix and Memphis: accredited private equity investors, key principles as loan guarantors with preferred returns and equity upside.
