I am looking for a commercial lender on a Mixed-Use building in Chicago with rates <5.0%.

-$975K Purchase (2 X commercial units; 1 X apartment)

-$390K down (=60% LTV; using 1031 exchange money)

-DSCR= 1.65%

-Lending to an LLC

-Principal's FICO 700+ (personal guarantees OK) 

-Successful business with multi-year track record
