Boston Edison property in need of rehab

I am selling a property I have in a great part of Detroit. Rarely can you find homes for sale in this area. They don't last on market long, I am posting here for a about a week before I place it on the MLS. I have a quote for full rehab from my contractor for 63K the house has been appraised with an ARV value of 280K. I think comfortably you can sell it for 260K. There is a ton of meat on the bone here, this will not last long, please call me or email me for more info.
