Shopping for Lenders. Is 80% LTV, min. seasoning out there?

Hey everyone.

I'm looking to finally do my first OOS BRRRR. I have some questions on lending.

Is it true that if I shop around for mortgages within a constrained amount of time (14-30 days) that the impact to my credit will be neglible as the bureaus will know they were all mortgage related? I got an e mail back from a potential lender today and his advice was that I not do this and he personally would hold off until I decided to essentially not shop around.

Secondly, is 80% pretty standard? Or harder to obtain?

While i'm at it, if any knows a good lender who would service my needs while being in California and can do 80% LTV at competitive rates on a 30 year fixed I'd love to hear from them.

Thanks in Advance.
