We have a $9m gross development value, 8000 SF Multi-Family project in a much sought after area in Los Angeles, it will sell conservatively for over a $1000 per SF. We are looking for an investor to put in $700k to assist in securing the lot in a JV SPV in return for 50% Equity Preferred Returns from approx $4m of profit. It is a solid deal, the developer has lots of experience and will put in $200k in as well. Construction funding already approved to fund. The property will sell in less than 30 days when completed.
