Seeking Passive Equity Partner

I am an active RE investor in Montgomery County, PA (suburb of Philly). I currently own 6 properties, of which 2 are currently in the process of being flipped. My investment capital is tied up in my current properties, but I would like to keep acquiring. I am looking for a passive equity investment partner to joint venture with for new opportunities, primarily fix and flip deals that yield healthy profit margins.
