I'm a newbie wholesaler looking to get my first deal done!

This deal is a bit unique compared to other wholesale deals, the property doesn't need any renovations whatsoever and it's in great condition and is located in the North Atlanta/Gwinnett Area.

The owner is a friend of mine and he originally tried to sell it through the traditional way with a realtor but it expired and now he wants to try with me doing a wholesale deal.  His biggest need is he just wants a good price for the property.
