Looking to team up with someone or a group of people in NY/NJ

I'm looking to either team up with someone or a team of people to flip houses or BRRR. I work for an excavating company and have plenty of subs that can do all the rehab work needed for very reasonable prices. Also have a family connection that I can get great materials at great costs. The reason I am looking to team up with someone is because my capital minimal currently and my credit is just okay. I am looking around the Orange County area of NY or northern Jersey.
