The competition for good deals is fierce. There is plenty of money available but good deals are few and far between. That makes people overpay and profit dwindles away...

The "Hidden Market" is the answer. a hidden market property has no for sale sign, it's not on the internet, it's not on the MLS, and it is not on any list you can purchase. Therefore there is no competition whatsoever!
