PA Duplex - 23% Return - Excellent Shape

Hello Investors:

We have a duplex for sale on a great street in Johnstown, PA. This duplex is currently rented on a month to month lease at $250 each side (This property should be rented at $400 according to local property management company). There is a big beautiful 2 car vacant garage in the back as well. All of the utilities are separated and paid by the tenants. One side has a new furnance while the other has been serviced every year. The roof is in great shape. The taxes are $1,008/annually the insurance is $480/annually and the garbage is $144/annually. All other expenses are paid by the tenants. One tenant has been living here for 3 years while the other has been here for 15. If you are an out of state investor, we have a reputable property management company that we could put you in touch with that has a 7% fee. We require a $2,000 deposit that goes in escrow at the title company.
