I've got this Tampa area note deal that I'm working through that would be the perfect deal for someone's SD IRA or lazy assets!
This deal should become a performing note due to the borrower's equity in the asset and the fact that they have made nine out of the past twelve payments, even though they are still behind by 12 months. Property is worth $60K conservatively and is a 2/1 or 3/1 at 1100 sq ft. Unpaid balance on this deal is $20K and change with two years of back payments. We are looking to pick this up for somewhere between $7 and $10K.
