Seeking to refinance a first position lien.

I have a property in Trenton across the street from Hamilton Twshp. It has a long term tenant paying $950/month. I wish to refi a $50K first position lien. The property value is around $70K. This would be a perfect opportunity for a person with a self-directed IRA looking for a secure an predictable monthly check. I would be happy to provide more details if someone is interested. I am NOT looking for hard money lenders. I have those.
