Seeking $15k - $20k to do condo remodel

Looking for an equity partner to provide $15k - $20k to remodel an existing listing of mine asking $199,000. MLS# 1339758

Upon completion, will re-list for $230,000 - $250,000.  Equity partner shall receive their money back as well as ALL PROFIT once sold.  

For example, if the condo sells for $245k, the seller's net proceeds after taxes, commission, etc., would be roughly $225k.  Equity partner would then be entitled to $15k return of capital PLUS difference between 199k and 225k --> $26k.
