ALMOST!
One of my clients who doesn't live in the Cleveland market was sent a property from a local wholesaler. Luckily my client knows that it's always smart to do the proper due diligence since he's from Australia & currently lives in California he always makes sure he gets an expert analysis from me as to avoid any costly mistakes. Really glad that he did because a wholesaler fudged some comps on this pro forma which could have led to an $87,000 mistake!
