    Hello BP Community!

We are an experienced dynamic Full-Service Real Estate Investment Team focused on SFR Fix/Flips in Western Washington State. We do everything at wholesale cost from closing to closing which gives us a huge competitive advantage in our market. We have built and excellent team and will continue to attract top talent moving forward.

Our company is currently focusing on SFR Fix/Flips in Pierce County, WA with a $35K min profit and no more than 6 month holding time.

We have excellent systems and teams in place for sourcing deals. We are acquiring 2-3 heavily discounted properties per month at 45-65% below ARV.

     We have talented in-house Project Managers and GC Teams who are phenomenal. Our renovation costs are at wholesale. We are a unique and innovative company that has eliminated the typical adversarial relationship between investor and contractor.  

     Our company model and profit sharing incentives creates mutually beneficial goals tied to the success of the project not cost of the project. We have full transparency and our contractor teams do not mark up subs and materials 35-50% per the average industry standard. 

    We utilize rigorous project management principles and platforms that allow us to complete projects on time and within budget. We are averaging 60 days to complete construction. Our teams can handle anything from ground up new construction, studs out full-remodel, or handyman special and anything in between both Residential and Multifamily. 

     We have in house brokers to list, market, and sell our properties with CDOM at around 30 days for most projects from offer acceptance to closing. 

We are currently seeking private investors or JV partners with a min investment of $50K for upcoming projects. We can tailor your investment that best suits your risk tolerance and comfort level. We can entertain smaller amounts on a case by case basis for first time investors. We offer excellent opportunities for passive investors to put their money to work and generate excellent returns. Our returns have consistently outperformed the stock market and we will continue into the future.

    If your hard earned capital is not earning at least somewhere between 8-10%, do your portfolio and net worth a favor, and reallocate to an investment that does and more.

Investment Sample Terms and Conditions

  • Minimum Investment - $50,000
  • Interest Rate – 10 to 12% on Average
  • Equity Splits - 50/50 for Senior Lien investors.
  • Payment Schedule – paid monthly on the 1st of the month or balloon payment at closing.
  • Mortgage Terms – 12 months (projects usually completed in 3 to 6 months)
  • Return of Principal and Interest – paid back at closing
  • 1st or 2nd Lien position
  • Option to renew
  • All documents recorded
