Three homes one contract

I have contracted to purchase 3 residential properties in Western North Carolina. These are single family homes that are adjacent to one another. I am purchasing from a single seller and have one contract listing all three properties. The purchase price for all three is $155k. I am looking for a 90% loan also with some rehab $. Not sure if anyone does this type of unconventional loan for this low amount. Thanks for the consideration.
