Need a small loan to buy a property [ down payment]

Hello,

We are in a situation where we need down payment money for a duplex.We have equity in one of our properties of about 60K, but don't have time to refinance right now and don't want to lose this one.

The cost is 199K and we need 20%, about 40K. Any suggestions will be appreciated.

Any recommendations ? We can do it in LLC or Individual.
