Buy in the path of progress, growing jobs, close to transportation my input is within 10 minutes of a freeway, near hospitals or gov facilities (workers), nicer houses not expensive but decent 3/2 in a neighborhood not on busy road, be family oriented and they will stay a long time.  I put fenced back yards and take dogs so that's another hook.  Read both my paper and Chads piece for siting helps.
