Market Yields - Real Property Rentals

I am curious to know what sort of yields folks are achieving in today's market. To set the context up, my inquiry is relative to recently acquired residential real property. The contrast here is to see how well the local real estate investor is out performing market trends and institutional investors.

If you purchased residential real property in the last year and have held it with a renter what is your yield. The net cash flow annually divided by the sum of your purchase price and rehab costs. If you respond please include property type, geography and in general how much capital you deployed into the venture.

I am not asking for return, so if you sold your property and had a gain, not interested in that. This is cash flow only relative to all in costs.
