Hard Money Lenders NJ Buy and Hold

Can anyone recommend a hard money lender for NJ, I want to buy SFH's for buy and holds to eventually refinance to conventional mortgages without seasoning a normal mortgage, Looking in the range of 70-90k homes with 130-150k arv's
