Secured Financing Needed

I am seeking first-position financing for a deal I have under contract. I need $45k for the acquisition and will pay rehab costs ($35-45k) myself. Property is currently assessed at $94k and target ARV is $160k

Preferred terms:

12-18 months, close within 30 days, private or hard money, secured by property, lump sum payment
