Deal in contract - need buyer

I have a potential flip deal in contract that an investor asked me to write an offer on. Funds are now tied up and they are unable close on time, so I'm looking for a SERIOUS cash buyer who likes the deal. This is a traditional sale and I can switch buyers no prob.

In contract - $250,000
Rehab - $35,000 ( I can get it done for this much, not sure of your pricing)
ARV up to $365,000
SFR located in Sacramento area

Profit around $50,000 after rehab & sales costs.

I have pics of the house in current condition. Needs the usual; new paint, flooring, granite, bathrooms, cabinets, fixtures, etc. Has a pool that is clean and appears to be in excellent condition.
