We are looking for private financing or hard money financing for a deal that is already under contract. Here’s the deal breakdown:

$89,900 Purchase Price
$40,000 Estimated Rehab
$175,000 ARV (according to area comps)

We just finished and closed on a flip in the same area that hit these marks:
$140,000 Purchase Price
$45,000 Rehab Costs
$249,900 Sold

Looking for 25/75% financing and rehab costs. We are looking to turn it quickly but okay with building interest/points into cost of the loan up front.
