Flip in the DMV area

A deal just popped up where the seller wants 350k needs about 60k of work ARV 500k. I unfortunately dont have the capital to do this deal alone so looking for someone that can share some knowledge on how to more forward with this, possibly partner or learning how to use hard money lenders.
