Multifamily Rentals in Albany NY

Hey BP community!

I've been on and off considering real estate investing for a couple years now and I've recently decided that I'm going to move forward with a goal to purchase my first property this year. I'm keen on the idea of making a 6-figure income through a well-planned real estate business of some sort in the next decade or two but I'm also wary of biting off more than I can chew. So my goal is to buy my first multifamily rental property this year that cashflows $100/unit (after all the usual expected expenses). Since I'm investing from NYC with not a lot of access to capital, I was hoping to find a deal in the greater Albany region of NYS.

I've been slowly finding deals by working non-exclusively with a local agent but I'd like to start getting more aggressive to see what's really out there. I'm not sending out direct mail just yet but I'd be happy to work with someone who knows how to spot a good investment deal if everyone can walk away with what they want. That's the best case scenario plan on paper at least...
