Hard Money/Private Money for 3 Property Buy&Hold Deal
3 Properties in Pennsylvania total -
Purchase Price - $60,000
Renovation cost - $70,000
All-in Cost - $130,000
Combined ARV - $260,000
Property 1 - 10k P.P. & 20k Rehab + 65k ARV (1 unit Row Home)
Property 2 - 20k P.P. & 15k Rehab = 85k ARV (2-unit property)
Property 3 - 30k P.P. & 25k Rehab = 110k ARV (3 unit property)
Requesting an additional $10,000 for miscellaneous cost.
I will be using the BRRRR Method on all 3 properties. Estimate time for repair is 2-4 months with certain units being rental ready within 30days.
Property 1 already has tenant inside @ $745 per month on a month to month contract.
Property 2-3 are vacant.
I would like to connect and build a relationship with a private money or hard money lender on this deal & future deals. I have shifted from Wholesaler to Buy & Hold. I plan to acquire as many Doors as possible in the next 2-3 years.
